  • Investors usually require a larger deposit of at least 15%

  • You may need to prove that you can cover the mortgage payments should the property become empty

  • There is an additional 3% Stamp Duty surcharge on buy-to-let properties and second homes (excluding holiday lets)

  • You should decide whether to buy in your own name or a limited company. We would suggest you take specialist tax advice to make this decision.

  • You can normally borrow a higher loan to value by taking a long term fixed rate or buying through a Limited company

When taking out finance for a mortgage, it’s important to have the right insurance policies in place. Mortgage lenders require you to have adequate buildings insurance on the property from the point of exchange and throughout the term of the mortgage. You should also consider insuring your contents and writing a will if you don’t already have one in place.


You may also need to arrange life insurance to repay the amount you’re borrowing, should you die during the mortgage term.
